03 Nov Benton & Washington Residential Project Receives Approval in Riverside County
Riverside County has approved Amendment No. 9 to the Winchester 1800 Specific Plan, advancing Meritage Homes’ Benton & Washington residential project in the County’s Southwest Area Plan area. The approval establishes the framework for a new neighborhood that will introduce additional housing opportunities and community improvements.
The Benton & Washington project will provide up to 148 market-rate homes, along with roadway improvements and an expansion of the adjacent Fieldview Park. These improvements will support the future neighborhood while enhancing recreational amenities for existing residents in the surrounding community.
An important aspect of the project is the conversion of underutilized commercial land into residential development. This land use change responds to the area’s housing needs while making productive use of land within an established planning area.
T&B Planning’s Role
On behalf of Meritage Homes, T&B Planning led the entitlement effort, providing comprehensive planning and California Environmental Quality Act (CEQA) services.
Throughout the approval process, the team coordinated with Riverside County staff, the Valley-Wide Recreation & Park District, and project consultants to address planning requirements, environmental considerations, and community improvements associated with the development.
The approval of the Benton & Washington project reflects T&B Planning’s experience in navigating complex entitlement processes and supporting residential development that aligns with local planning objectives.
Congratulations to Meritage Homes and the entire project team on this achievement! T&B Planning is pleased to have contributed to this milestone and the continued development of housing opportunities in Riverside County.
