T&B Planning Helps Advance Key Industrial Project in Torrance

T&B Planning is pleased to share that the Sequoia Commerce Center has received full approval from the City of Torrance Planning Commission—paving the way for a new chapter of industrial development in the South Bay.

Located at 2160 West 190th Street, the 14.02-acre site will be transformed through the replacement of twelve aging, underutilized buildings with two new industrial facilities totaling approximately 276,300 square feet. Building 1 will include roughly 120,466 square feet, and Building 2 about 155,834 square feet, each reaching up to 45 feet in height.

Designed to meet modern industrial needs, the project incorporates key environmental features aligned with LEED principles and CALGreen standards. Beyond the physical transformation, Sequoia Commerce Center is projected to generate approximately 212 new jobs—bringing renewed energy and opportunity to a site zoned for Heavy Manufacturing.

T&B Planning served as the lead consultant on the project’s entitlement and CEQA compliance process. We worked closely with the City of Torrance to support a balanced plan that integrates design intent, community goals, permitting requirements, and long-term sustainability.
