On September 8th, the City Council of Lake Elsinore unanimously approved the hiring of T&B Planning to prepare an Environmental Impact Report (EIR) for the Lakeshore Town Center. The project site, located on the southeastern part of Lake Elsinore, is proposed to consist of a hotel site, restaurants, retail, and condominiums. From the hotel, a pier would extend out over the water and offer views as well as possible retail opportunities. On April 7, 2015, the Meredith International Centre Specific Plan Amendment, prepared by T&B Planning for the Sares-Regis Group, was adopted by the City of Ontario’s City Council. The Specific Plan authorizes the development of over 3,000,000 square feet (s.f.) of LEED certified industrial warehouse space in seven buildings, up to 1,143,000 s.f. of commercial uses, and 800 high density residential units. The Specific Plan will guide implementation of the property’s land uses, circulation system, utility infrastructure, landscaping, and architectural design.
By July 2015, QVC had pre-leased 1,050,000 s.f. of the industrial warehouse space and an Audi auto dealership had secured part of the commercial area. The QVC building will include 30,000 s.f. of office and employee cafeteria space and a large warehouse space. In its statement, a QVC spokesperson said the company “anticipates hiring approximately 1,000 team members in total by 2020 as the distribution center expands fulfillment to all product categories.” This building is QVC’s first west coast location and it is expected to reduce the company’s need for trucking goods by more than 10 million miles annually, leading to a reduction in greenhouse gas emissions and other environmental benefits.

With over 60 clients and colleagues joining T&B Planning’s staffs on the patio of Zov’s Restaurant in Tustin, our guests enjoyed this opportunity to network, meet our staff, and receive a Sacramento legislative update from lobbyist Mr. Steven LaMar. The successful event concluded with a raffle for the Grand Prize: an excellent bottle of Port from T&B Planning Principal Joel Morse’s private collection. T&B Planning Selected to Prepare Design Guidelines for Virginia Manor Neighborhood in Mt. Lebanon, PA
T&B Planning was awarded a contract to prepare Neighborhood Design Guidelines, a Historic Preservation Ordinance, and conduct public outreach/education for the Virginia Manor Neighborhood, in the Municipality of Mt. Lebanon, Pennsylvania. Located in the Mt. Lebanon National Register Historic District the unique Virginia Manor Neighborhood includes approximately 350 homes, many with historic significance built between 1927 and 1945. We look forward to assisting Mt. Lebanon in preserving the authentic character of its historic residential neighborhoods.
- La Habra Civic Center EIR Certified
T&B Planning prepared an Environmental Impact Report (EIR) for an infill housing development in the City of La Habra near the corner of Euclid Street and La Habra Boulevard. The EIR evaluated the development of 110 townhomes on two candidate sites. The selected site currently contains the La Habra City Hall, Art Association, and the US Post Office, which will be relocated to an existing office building on another property. The City of La Habra approved the project and certified the EIR on April 6, 2015.
- Vernola Marketplace Apartments MND Approved
On March 19, 2015, the City of Jurupa Valley approved a Mitigated Negative Declaration (MND) for the Vernola Marketplace Apartments prepared by T&B Planning. This 17.4-acre apartment community is planned east of I-15 and north of 68th Street and includes 25 buildings with 397 rental units and a wide-range of amenities, including a clubhouse, swimming pool, and dog park.
- Waterman Logistics MND Approved
On March 2, 2015, the City of San Bernardino approved the Waterman Logistics Center project and Mitigated Negative Declaration (MND). The MND was prepared by T&B Planning. Waterman Logistics Center is a 19.65-acre warehouse logistics redevelopment project designed with a 426,858 square foot warehouse building and 103 loading bays.
