T&B Planning prepared a Specific Plan Amendment for the Meredith International Centre project in the City of Ontario, San Bernardino County. Since the Specific Plan’s original approval in 1981, less than ten acres of the property were developed as originally planned and the remainder of the site remained vacant. The Specific Plan Amendment prescribes a land use mix that is more marketable and introduces an industrial land use category as a key element to drive the project’s economic success. The Specific Plan Amendment authorizes the development of over 3,000,000 square feet (s.f.) of LEED certified industrial warehouse space in seven buildings, up to 1,143,000 s.f. of commercial uses, and 800 high density residential units on the 257.7-acre property. The Ontario City Council approved the Meredith International Centre Specific Plan Amendment on April 7, 2015.
By July 2015, QVC had pre-leased 1,050,000 s.f. of the industrial warehouse space and an Audi auto dealership had secured part of the commercial area. The QVC distribution center, which opened in August 2016 and is anticipated to hire 1,000 employees by 2020, is the company’s first West Coast location and will reduce the company’s need for diesel truck transportation by more than 10 million miles annually, leading to a reduction in greenhouse gas emissions and other environmental benefits. The Audi dealership is expected to open in Fall 2016.
